The site is currently occupied by five single-family homes. Seylynn Park is to the west, and the District Operations Centre and a District firehall are to the southwest.
Current land use designation
The Official Community Plan (OCP) designates this site as Residential Level 6: Medium Density Apartment (RES6).
If the project proceeds it will require rezoning. It will also require a development permit for:
- Form and character of commercial, industrial, and multi-family development
- Energy and water conservation and greenhouse gas emission reductions
- Creek hazard
The project is dedicating land to help achieve the future road width for Hunter St. This will accommodate additional public realm features, including boulevard, sidewalks, parking, and vehicle travel lanes.
