The application as submitted proposes:

Current land use designation

The Official Community Plan (OCP) designates this site as Residential Level 2: Detached Residential (RES2).

Additional requirements

If the project proceeds, it will require rezoning. It will also require an OCP amendment, and development permit for:

  • Form and character of commercial, industrial, and multi-family development
  • Energy and water conservation and greenhouse gas emission reductions
  • Streamside protection

Proposed size

The proposed floor space ratio (FSR) is 1.15.

Access improvements

A trail at the rear of the development will link Fullerton Avenue and Klahanie Park.

Other features

A public plaza will be created in front of the development site, in the southwest corner.
