The application as submitted proposes:

- 76 parking spaces in an underground parkade accessed from Glenaire Drive

The development site is located on the north side of Belle Isle Park, and currently consists of five single-family homes.
The LARCO development is to the south, and there are other townhome developments to the north and east.
Current land use designation
The Official Community Plan (OCP) designates this site as Residential Level 2: Detached Residential (RES2).
If the project proceeds, it will require rezoning and an OCP amendment. It will also require a development permit for:
- Form and character of commercial, industrial, and multi-family development
- Energy and water conservation and greenhouse gas emission reductions
The proposed floor space ratio (FSR) is 1.2.
The application proposes road and sidewalk upgrades around the development site.
