229 Seymour River Place (Maplewood Plaza)
Maplewood Limited Partnership has submitted an application to rezone this site to develop a mixed-used development with commercial/retail use on the ground level, and two separate five-storey residential buildings above.
The application proposes:
- 10,500 sq ft of retail commercial space (8 commercial/retail units)
- 193 dwelling units
- Building A — 101 market strata units (apartments), 21 market strata units (townhouses)
- Building B — 33 market strata units, 28 market rental units, 10 affordable rental units
- 286 vehicle parking spaces
- 259 bike parking spaces

The applicant hosted a public information meeting for neighbours. This was an opportunity for residents to earn more about this project, ask questions, and share their views.

The site is 1.7 acres (0.69ha) in the heart of Maplewood Village, and is within the Maplewood Village Implementation Plan area. The site is laid out to accommodate a new "mews" lane connecting Front Street to Old Dollarton Road.
Current land use designation
The Official Community Plan (OCP) designates this site as CRMU 1 (1.75 FSR)
The proposal requires an OCP amendment and rezoning. The proposed density is 2.57 FSR, which will enable the provision of rental and affordable rental units.
