Engage Architecture has applied to redevelop this site and a portion of the District road allowance, subject to Road Closure Bylaw processes. The application as submitted proposes 140 owned apartments in two six-storey buildings with 161 parking spaces (147 resident and 14 visitor).

There is no commercial space proposed.

Site overview

There are existing single-family homes to the north, east, and south. Development applications are under review for sites to the west. There is also a new multifamily building under construction to the south, at Mountain Hwy and Crown St.

Current land designation

The Official Community Plan (OCP) designates this site as Residential Level 6: Medium Density Apartment (RES6).

Additional requirements

If the project proceeds, it will require rezoning. It will also require a development permit for:

  • Form and character of commercial, industrial, and multi-family development
  • Energy and water conservation and greenhouse gas emission reductions
  • Creek hazard

Proposed size

The floor space ratio (FSR) is approximately 2.5.

Access and other improvements

The application proposes improvements to Crown St. The project also includes the dedication of two single-family lots to the District as park for the future expansion of Marie Place Park.
