Ridgewood Drive Developments LP (a subsidiary of Wesgroup Properties) has applied to develop this site.

The application as submitted proposes 32 owned townhomes in five three-storey buildings with parking for 64 vehicles in an underground parkade (56 for residents and eight for visitors), plus 83 bicycle storage spaces.

A previous detailed application for this site was closed in 2018 when Council voted not to adopt it.

Site overview

The site is located at the southeast corner of Ridgewood Drive and Ayr Avenue, and is currently occupied by four single-family homes. The Grosvenor mixed-use development is across the street to the west, Amica Seniors Living is to the south, and single family homes are to the east, southeast, and north.

Current land use designation

The Official Community Plan (OCP) currently designates this site Residential Level 2: Detached Residential (RES2). 

Additional requirements

If this project proceeds, it will require rezoning and an OCP amendment. It will also require a development permit for:

  • Form and character of commercial, industrial, and multi-family development
  • Energy and water conservation and greenhouse gas emission reductions

Proposed size

The proposed floor space ratio (the building's total floor area in relation to the size of the lot) is 1.19.
