Site overview
The site is on the south east corner of the intersection of Crown Street and Mountain Highway, and is currently occupied by four single-family homes.
Current land use designation
The Official Community Plan (OCP) and the Lynn Creek Town Center Implementation Plan designate this site as Residential Level 6: Medium Density Apartment. This allows for a building up to six storeys high, with a floor space ratio of 2.5.
Additional requirements
If the project proceeds, it will require rezoning. It will also require a development permit for:
- Form and character of commercial, industrial, and multi-family development
- Energy and water conservation and greenhouse gas emission reductions
- Creek hazard
