A total of 65 parking spaces (45 for residents, 4 for visitors, 14 for commercial uses, and 2 car share spaces) are provided via a single-level underground parkade, and surface parking to the rear of the site.

The site is currently occupied by a car dealership. The buildings to the north, east, and west are all commercial, and buildings to the south are residential.
Current land use designation
The Official Community Plan (OCP) designates this site as Commercial Residential Mixed-Use Level 1 (CRMU1).
If this application proceeds, it will require a development permit for:
- Form and character of commercial, industrial, and multi-family development
- Energy and water conservation and greenhouse gas emission reductions
