The property is currently occupied by five single-family homes, and is surrounded by other single-family homes that are designated for future multi-family developments in the Official Community Plan (OCP).

The land is currently designated RES5: Residential Level 5 in the Official Community Plan.

If the application proceeds, it will required: 

  • Rezoning
  • An OCP amendment

It will also require a development permit for:

  • Form and character of commercial, industrial, and multi-family development
  • Energy and water conservation and greenhouse gas emission reductions
  • Creek hazard

The proposed floor space ratio (FSR) is 2.5.

Additional improvements

The application proposes:

  • improvements to Crown and Orwell Streets
  • contribution of 5m on the west side of the site for the future Green Spine linear park
