Additional proposal details
The three properties that make up this site are currently occupied by Maplewood Garden Apartments. The surrounding area is mostly residential, with the exception of Kenneth Gordon Maplewood School to the north.
OCP land use designation
The Official Community Plan designates this site mostly as Residential Level 6 (RES6), with Commercial Residential Mixed Use (CRMU2) along Old Dollarton Rd.
If the application proceeds, it will require rezoning and a development permit for:
- Form and character
- Energy/water conservation
- Creek hazard
- Natural environment
The floor space ratio (FSR) is 1.86.
The application proposes opening Munster Avenue further east until Riverside Drive, as well as various pedestrian routes across the property.
The southern most apartment (133 units) is proposed to be seniors rental.
