The application as submitted proposes 44 owned townhomes in eight three-storey buildings, with 85 parking spaces (74 for residents, 11 for visitors) in an underground parkade.

Site overview

The development site is comprised of five single-family homes and two vacant lots. Northlands Golf Course is to the north, there are existing townhouses to the west, and single-family homes to the east, within Gaspe Place.

The area of the site is approximately 0.5 hectares (1.25 acres).

Current land use designation

The Official Community Plan (OCP) designates this site as Residential Level 4: Transition Multifamily (RES4). This designation typically allows for a mix of townhouse and apartment developments up to approximately 1.20 FSR.

Additional requirements

If the project proceeds, it will require rezoning. It will also require a development permit for:

  • Form and character of commercial, industrial, and multi-family development
  • Energy and water conservation and greenhouse gas emission reductions
  • Streamside protection
  • Wildfire hazard
  • Protection of the natural environment

Proposed size

The proposed floor space ratio (FSR) is 1.14.

Access improvements

The application proposes road and sidewalk upgrades to Gaspe Place and Mount Seymour Parkway, and a new connection and upgrades to the nearby trail system.
