  • 89 market rental apartments with a 10% non-market rental provision, in a six-storey building
  • parking for 52 vehicles in an underground parkade
  • 150 bicycle storage spaces

Staff completed reviewing the preliminary application. If the applicant decides to continue with this project, the next step is to submit a detailed application.

September 18 to October 2, 2023 — Early input meeting (virtual)

The applicant hosted a virtual early input opportunity, which we require as part of the development application process. The early input opportunity is your chance to meet the applicant, learn more about the application, and share your thoughts.

May 23, 2023 — Preliminary application received

Staff received the preliminary application and started reviewing it.

Site overview

The site is located on the northeast corner of Hunter Street and is currently occupied by four single family homes. To the east is Orwell Street and beyond that is single family homes on Squamish Nation land. To the south is Hunter Street with single family homes beyond. To the west is a presentation centre.

A portion of the unopened District lane to the north of the site is proposed to be incorporated into the development site.

Current land use designation

The Official Community Plan (OCP) designates this site as Residential Level 6: Medium Density Apartment (RES6).

Additional requirements

If this project proceeds, it will require rezoning and an OCP amendment. It will also require a development permit for: 

  • Form and character of commercial, industrial, and multi-family development
  • Energy and water conservation
  • Creek hazard

Proposed size

The proposed floor space ratio (the building's total floor area in relation to the site of the lot) is approximately 2.74.

Other features and benefits

The proposal includes a portion of the unopened District lane to the north of the site which will be sold to the developer if the project proceeds.

The applicant proposed 10% of the project units to be social housing.
