Chard Development Ltd. has applied to redevelop this site.

The application as submitted proposes to extend Curling Road eastward to McGuire Avenue, dividing the proposed development with a new road.

The proposed development include:

  • a 12-storey hotel with 169 units, located north of the Curling Road extension with parking for bicycles and 127 vehicles
  • a 30-storey residential rental building stepping down to a 11-storey wing, located south of the Curling Road extension with parking for bicycles and 195 vehicles 

The residential building as proposed comprises 423 units, including 384 market rentals and 39 below-market rentals (18 units will be operated by YWCA Metro Vancouver).

Site overview

The site is currently occupied by two older hotel operations - the Econo Lodge Inn and Suites and Surestay by Best Western.

Current land use designation

The OCP and Lower Capilano Marine Village Centre Implementation Plan designate this site Commercial Residential Mixed Use Level 1 (CRMU1) with a density of up to 3.0 Floor Space Ratio if the application includes a hotel of 100 or more units.  

Additional requirements

If this project proceeds, it will require an OCP amendment, and a rezoning. It will also require a development permit for:

  • Form and character of commercial, industrial, and multi-family development
  • Energy and water conservation and greenhouse gas emission reductions

Proposed size

The proposed floor space ratio (the building's total floor area in relation to the size of the lot) is 4.14.

Access improvements

The proposal includes the following access improvements:

  • Extension of Curling Road through the site from Capilano Road to McGuire Avenue
  • Widening of Capilano Road to accommodate transit and cycling improvements
  • Widening of McGuire Avenue

Other features

The applicant is proposing three pocket parks positioned along the eastern edge of the site, these amenity spaces will provide seating and landscaping.

Chard Development Ltd has applied to develop this site.

The application as submitted proposes:

  • one 12-storey hotel building with 140 hotel rooms, five rental townhomes, approximately 325 sq m (3,500 sq. ft.) of commercial space, and 139 parking spaces in two levels of underground parking
  • one 24-storey mixed use building with a nine-storey podium, containing 177 owned apartments, 72 market rental apartments, 20 rent-to-own apartments, six non-market rental apartments, approximately 904 sq m (9,735 sq. ft.) of commercial space, and 240 parking spaces in three levels of underground parking
