The site is currently occupied by a single-family house. There are townhouse developments to the west, south, and north, and a mix of townhouses and apartments to the east.

The OCP designates this site Residential Level 3 - Attached Residential (RES3).

Additional requirements

If this project proceeds, it will require rezoning and an OCP amendment. It will also require a development permit for: 

  • Form and character of commercial, industrial, and multi-family development
  • Energy and water conservation and greenhouse gas emission reductions
  • Creek hazard
