The application as submitted proposes a four-storey mixed use building with:

- 29 condominium units on the second through fourth floors
54 residential parking spaces and 15 commercial parking spaces will be available in an underground parkade, and in surface parking.

The Official Community Plan (OCP) designates this site as Commercial Residential Mixed Use 1 (CRMU1).
If the project proceeds, it will require a development permit for:
- Form and character of commercial, industrial, and multi-family development
- Energy and water conservation and greenhouse gas emission reductions
- Creek hazard
The proposed floor space ratio (FSR) is 1.75.
