Current land use designation
The Official Community Plan (OCP) designates this site as Commercial Residential Mixed Use Level 2 (CRMU2).
If the project proceeds, it will require rezoning. It will also require a development permit for:
- Form and character of commercial, industrial, and multi-family development
- Energy and water conservation and greenhouse gas emission reductions
The proposed building is 4,675 m2 in size. The proposed floor space ratio (FSR) is 2.5, in keeping with the OCP.
Access and other improvements
The proposal includes a new east-west connecting road from Capilano Road into the heart of the new Lions Gate Village Centre and community centre. Widening of Capilano Road is also included.
