Citimark and Woodbridge Properties have applied to to redevelop this property.
The application as submitted proposes 150 townhomes in 12 three-storey buildings with rooftop decks. There will be 242 parking stalls in an underground parkade accessed from Glenaire Dr, including 16 spaces for visitors.

Additional proposal details
The development site is located within the periphery of the Lion's Gate area. It currently consists of 16 single-family homes.
The area of the site is approximately 3.4 acres (146,270 sq ft) and spans from Glenaire Drive to Sandown Place.
Current land use designation
The Official Community Plan (OCP) designates this site as RES2 (Detached Residential).
If the project proceeds, it will require rezoning and an OCP amendment. It will also require a development permit for:
- Form and character of commercial, industrial, and multi-family development
- Energy and water conservation and greenhouse gas emission reductions
The proposed floor space ratio (FSR) is 1.19
The developer will be providing a number of connections through the site for pedestrians and cyclists.
They will also upgrade the roads and sidewalks along:
- Sandown Place (near the development site)
- Glenaire Drive (the eastern portion)
- Fullerton Avenue (near the development site)
Additionally, they will install a roundabout on Fullerton Avenue near the entrance to Belle Isle Place.
