The application as submitted proposes 36 owned apartments plus 482 sq m (5,188 sq ft) of commercial space in a five-storey building with 54 parking spaces (36 for residents, 9 for visitors, 9 for commercial parking.

Current land use designation
The Official Community Plan designates this site as Commercial Residential Mixed-Use Level 2 (CRMU2).
If this project proceeds, it will require rezoning. It will also require a development permit for:
- Form and character of commercial, industrial, and multi-family development
- Energy and water conservation and greenhouse gas emission reductions
- Creek hazard
The proposed floor space ratio (the building's total floor area in relation to the size of the lot) is 2.5.
Seymour River Place will be extended to connect Old Dollarton Road and Front Street.
