The site is currently occupied by two single-family homes. Edgemont Blvd and the town centre are west of the site, and Highlands Elementary is east of the site.

The Official Community Plan (OCP) designates this site as Residential Level 2 (RES2).

It also requires a development permit for:

  • Form and character of commercial, industrial, and multi-family development
