The application as submitted proposes 256 market rental apartments (133 for seniors), 84 owned townhomes, and 491 sq m (5,283 sq ft) of childcare space in two six-storey buildings with 333 parking stalls (35 for visitors) and storage for 462 bikes.

The applicant hosted an early input opportunity, which is your chance to learn more about this application, ask questions, and share your views. Due to the current situation with COVID-19, this meeting was held online. 

May 19, 2020 — Preliminary application received

Staff received the preliminary application and started reviewing it.

Site overview

The three properties that make up this site are currently occupied by Maplewood Garden Apartments. The surrounding area is mostly residential, with the exception of Kenneth Gordon Maplewood School to the north.

OCP land use designation

The Official Community Plan designates this site mostly as Residential Level 6 (RES6), with Commercial Residential Mixed Use (CRMU2) along Old Dollarton Rd.

If the application proceeds, it will require rezoning and a development permit for:

Proposed size

The floor space ratio (FSR) is 1.86.

Access improvements 

The application proposes opening Munster Avenue further east until Riverside Drive, as well as various pedestrian routes across the property.

The southern most apartment (133 units) is proposed to be seniors rental.
