Site overview

There is an existing church on the northwest corner of the property. The applicant proposes removing that church, and developing the new church on the east side, with continued access from Deep Cove Road.

Current land use designation

The Official Community Plan (OCP) designates this site as Institutional (INST). 

Additional requirements

As the proposed church has been designed to comply with the site's Public Assembly (PA) zoning, rezoning is not required. However, if the project proceeds, it will require a development permit for:

  • Streamside protection
  • Protection of the natural environment
  • Wildfire hazard

As a requirement of the development permit, the building must be at least 5m (16 ft) from the stream that runs through the south end of the property, and environmental restoration work must be completed.

The proposal does not require a development permit for form and character, as properties designated institutional are exempt.

Proposed size

The proposed floor space ratio (FSR) is 0.318. The proposed building coverage is 18% and site coverage is 64%.
