Site overview
The site is currently occupied by one heritage listed building, the Cross Residence, built in 1905. This historic building is notable for its rectangular plan and hipped roof with wraparound verandah, which was added in 1911.
Surrounding properties include townhouses to the east, west, and north, and duplex townhomes to the south, across Harold Road.
Current land use designation
The OCP designates this site Residential Level 2: Detached Residential (RES2).
Additional requirements
If this project proceeds, it will require a Heritage Revitalization Agreement.

The proposed floor space ratio (the building's total floor area in relation to the size of the lot) is 0.6.
