Request an inspection for your permitted work

Most work you do with a permit requires an inspection. It is the responsibility of the homeowner or contractor to arrange for all inspections at the right time.

Inspections during the COVID-19 situation

Inspections are still available during the current COVID-19 situation. However, to protect the health of our inspectors and members of the public, please observe these rules:

  • Premises to be inspected has to be unoccupied
  • One representative must be on site who can provide entry to the premises, and witness the inspection
  • Appropriate social distancing etiquette must be observed throughout the visit
  • You must reschedule the inspection if your representative shows any signs of illness

We reserve the right to cancel the inspection if the inspector considers that these requirements have not been met.

Requesting your inspection online

You can request your building and mechanical inspections online (with the exception of homeowner electrical inspections). Just complete this form, and a staff member will contact you to confirm your inspection date.

If you submit your request by 2:30pm Monday-Friday (excluding statutory holidays), you can schedule your inspection for the next business day.

Do you need an electrical inspection?

We do not book electrical inspections online at this time. Here's how to request your electrical inspection:

Complete this form to request your inspection

If you have trouble completing the form, please call Development Services to request your inspection: 604-990-2480.

There will be no inspections scheduled between Friday, December 24, 2021 and Monday, January 3, 2022. If you request an inspection during this period — or after 2:30pm on Wednesday, December 22, 2021 — it will be scheduled for Tuesday, January 4, 2022, or a later date.

Before you request your frame inspection, you must:  1. Complete an Erosion and Sediment Control inspection (ESC), 2. Ensure that all rough-in inspections are completed for your subtrade permits, and 3. Download and complete these ventilation checklists: Forced air systems, HRV systems, Distributed CRV systems, Exhaust fan and passive inlets

We will not be able to book your inspection unless these are all complete.

Requirements for this inspection

  • exposed soil must be covered (poly, mulch, straw etc.)
  • off-site catch basins adjacent to the work site must be protected with an appropriate catch basin protection device
  • water must be maintained onsite (clean, clear water can be discharged offsite to the storm water system as long as it is safe to do so)
  • a clean access pad must be maintained for all site access requirements
  • all required tree protection fencing must be in good order and nothing can be stored within the tree protection fence

Before you request your final building inspection, please ensure that all subtrade permits are finalized: drainage, electrical, fire sprinkler, gas, heating, and plumbing. We will not book your final inspection until all subtrade permits are finished.

You must book an Erosion and Sediment Control (ESC) inspection first.

Normally, your inspection is scheduled for the next business day if we receive your request before 2:30pm Monday to Friday (except stat holidays). However, we may need to schedule your inspection for a later date, if the time you request is in high demand. We will email you to confirm the scheduled date of your inspection.
