Giva Construction Group has applied to redevelop this site.

The application as submitted proposes 32 apartments (27 owned and five rental), six commercial retail units, and a 3,109 sq ft (289 sq m) childcare. Two levels of underground parking is proposed including 50 parking spaces (32 for residents, 2 for visitors, 4 for the childcare, and 12 for commercial parking).

October 28, 2020 — Preliminary application completed

Staff completed their review of the preliminary application. If the applicant wishes to proceed with this project, the next step is to submit a detailed application.

Current land use designation

The Official Community Plan designates this site as Commercial Residential Mixed-Use Level 2 (CRMU2).

Additional requirements

If this project proceeds, it will require rezoning. It will also require a development permit for:

  • Form and character of commercial, industrial, and multi-family development
  • Energy and water conservation and greenhouse gas emission reductions
  • Creek hazard

Proposed size

The proposed floor space ratio (the building's total floor area in relation to the size of the lot) is 2.5.

Access improvements

Seymour River Place will be extended to connect Old Dollarton Road and Front Street.
