Site overview
The site is currently occupied by two single family homes. The site is located adjacent to the southeast side Lynn Valley Road and separated from the ‘Black Bear’ neighborhood pub, situated to the northeast, by an existing service lane and greenway. The Kay Burrows recreational park is to the north, and a 60-unit strata housing development is to the southwest.
Current land use designation
The OCP designates this site Residential Level 5 - Attached Residential (RES5).
Additional requirements
If this project proceeds, it will require an OCP amendment, and a rezoning. It will also require a development permit for:
- Form and character of commercial, industrial, and multi-family development
- Energy and water conservation and greenhouse gas emission reductions
Proposed size
The proposed floor space ratio (the building's total floor area in relation to the size of the lot) is 2.89.
Access improvements
The proposal dedicates 2.1m along the northwestern portion of the subject site on Lynn Valley Road for a bike lane with street side improvements.
Other significant features
The proposal includes a public art offering within a proposed public plaza at the north end of the property.
