Site overview
The site is located on the north west corner of the intersection of Mt. Seymour Parkway and Parkgate Avenue. There are currently four single-family homes on the development site.
Northlands golf course is to the north, a new 16-unit townhouse development is to the east, and there are townhouses to the south.
Current land use designation
The land is currently designated Residential Level 4: Transitional Multifamily in the Official Community Plan (OCP). There is no change to the OCP designation.
Additional requirements
If the application proceeds, it will require rezoning. It will also require a development permit for:
- Form and character of commercial, industrial, and multi-family development
- Energy and water conservation and greenhouse gas emission reductions
Local improvements
If the development proceeds, the developer will upgrade the sidewalks and boulevards along Parkgate Avenue and Mount Seymour Parkway.
